Hay solo tres edificios que satisfacen los estándares de Living Building Challenge standards — el más riguroso de los estándares de construcciones ‘verdes’. Pero ninguno de ellos es igual al Bullitt Center de Seatle (EEUU), que está en vías de certificarse como un Living Building (Edificio Viviente).

El edificio de 5.000 m2 y 6 pisos que se inauguró a principios de semana es llamado “el edificio de oficinas más verde del mundo”. Más interesante aún es que se construyó en el corazón del populoso barrio Capitol Hill, en una ciudad que su código de edificación impedía calificar a los edificios como ‘verdes’, ya que estos hasta ahora solo podían edificarse en zonas rurales.

Qué es exactamente lo que diferencia este edificio de otros edificios ‘verdes’? Es que es sustancialmente autosustentable: genera toda la electricidad que consume, provee y trata todo el agua que necesita (tanques cisternas subterráneos de unos 200.000 litros de agua de lluvia), y tiene su propio sistema de manejo de efluentes (lo que implica toilettes ‘compostantes’), según lo que ya había informado en el 2011 por SmartPlanet. Además, no se usaron materiales tóxicos y se dice que el edificio está construido para durar 250 años.

Como puntualiza el  Arch Daily: la ambientalmente consciente Bullitt Foundation espera que el nuevo centro demostre que un espacio de oficinas neutro en emisiones de carbono será ‘comercialmente viable y estéticamente asombroso’, con una serie de sistemas que pueden ser fácilmente replicados en otras partes y cuyo mantenimiento no sea costoso…

There are only three buildings that meet the Living Building Challenge standards — the most rigorous green building standards. But none are quite like Seattle’s new Bullitt Center, which is in the process of being certified as a Living Building.

The 50,000-square-foot, six-story building, which opened earlier this week, is dubbed the “world’s greenest office building.” Even more impressive, though, is that it’s built in the middle of Seattle’s popular Capitol Hill neighborhood, in a city where the code initially held back green buildings. Others that met certification are in rural areas.

So what exactly sets this building apart from other green buildings? It’s essentially self-sustaining: generating all of it’s own electricity on-site, supplying and treating all of its water (thanks to a 50,000-gallon underground stormwater cistern), and managing its own waste (yes, that means composting toilets), as SmartPlanet reported back in 2011. In addition, toxic materials can’t be used and the building is built to last 250 years (no pressure, architects).

As Arch Daily points out: The environmentally-conscious Bullitt Foundation hopes that the new center will demonstrate that carbon-neutral office space can be “commercially viable and aesthetically stunning,” a series of systems that can be easily copied elsewhere without being overly demanding in upkeep. …
